POSITION: Leasing Agent (Part-Time, Non-Exempt)

DIRECT REPORT: Community Manager

SUMMARY

The Leasing Agent is responsible for assisting the Community Manager in maintaining all aspects of property operations, but with a concentration on the leasing, marketing, resident relations and functions of the community. The Leasing Agent strives for 100% occupancy through retention of existing residents, leasing current availability and pre-leasing of future availability.

RESPONSIBILITIES (Including but not limited to)

Utilize Company leasing expectations and procedures to warmly greet prospective clients, qualify, determine needs and preferences, professionally present the property and apartment homes, utilize feature/benefit selling, close the sale and follow-up.

Answer incoming phone calls professionally and handle accordingly, whether the caller is a prospective client, a client, an internal Company team member or a vendor.

Complete all lease applications and participate in the verification of applications. Notify prospective clients of results.

Maintain accurate client records in accordance with Company policy. Update daily reports concerning notice to vacate, vacancy reports, activity reports, etc. on a daily basis.

Maintain and perform upkeep of the tour route to ensure curb side appeal.

Assist residents with day to day tasks, as a part of the community’s concierge program.

Participates in Cardinal U training as required.

QUALIFICATIONS

1-2 years of customer service and sales experience

Strong communication skills

High-energy and enjoys a fast pace environment

Enjoy and take pride in providing excellent service

Great with people — warm, friendly and helpful in person and on the phone

Basic computer skills: typing and writing ability for correspondence, memos, etc.

POSITION: Case Worker

DEPARTMENT: Prosecuting Attorney/Child Support

SALARY: $36,032.00 annually

ESSENTIAL DUTIES:

Interviews custodial parents to establish/open case files as assigned, including gathering information, determining eligibility for assistance, completing/copying/filing forms, answers questions, explaining policies and procedures, and entering data on computer. Reviews case intake information and prepares for legal proceedings, including determining appropriate action, entering information on computer, performing preliminary searches for non-custodial parents, scheduling blood tests for paternity cases, calculating arrearages and preparing documents, such as contempt orders, agreed orders, modifications, driver’s license revocation, summonses, subpoenas, and wage withholdings. Monitors accuracy if ISETS child support balances for assigned cases, and makes corrections as appropriate. Exchanges information with various agencies by phone and mail as needed, such as state and local Division of Family and Children, and law enforcement departments. Communicates regularly with custodial and non-custodial parents, responding to inquiries and complaints and providing case status, hearing dates and results. Monitors state and federal income tax intercept refund program for assigned cases, including reviewing computer records, calculating arrearages, and communicating with Internal Revenue Service as needed. Performs duties of Receptionist in his/her absence as assigned, including answering telephone, entering appointments on computer and in books, periodically moving obsolete files to inactive storage as directed. Periodically process incoming/outgoing URIFSA, including gathering information and preparing and mailing documents. Occasionally attends training seminars. Performs related duties as assigned.

JOB REQUIREMENTS:

High school diploma or GED. Must be at least 18 years of age. Paralegal training and/or experience preferred. Working knowledge of department and standard office policies and procedures. County court system, and state and federal child support guidelines, and ability to apply such knowledge to a variety of interrelated processes, tasks and operations. Ability to perform simple arithmetic calculations, type with speed and accuracy, and properly operate a variety of standard office equipment, including computer, typewriter, calculator, fax machine, copier, microfilm reader and telephone. Working knowledge of standard English grammar, spelling, and punctuation, and ability to prepare documents and reports. Ability to maintain confidentiality of case information as required. Ability to understand and follow oral and written instructions, plan and layout assigned work projects, and work alone and with others in a team environment with minimum supervision. Ability to work rapidly for long periods, work on several tasks at the same time and complete assignments effectively amidst frequent distractions and interruptions, often under time pressure. Ability to effectively communicate orally and in writing with co-workers, other county and state child support departments, Family and Social Services Administration, law enforcement agencies, custodial and non-custodial parents, attorneys, testing laboratories, and the public, including being sensitive to professional ethics, gender, cultural diversities and disabilities. Ability to occasionally travel out of town for training, sometimes overnight.
